What exactly is conveyancing?

The Conveyancing Process

A building surveyor plays an important role in the Conveyance process as most properties which are purchased with a mortgage will require conveyancing/ property searches to be carried out on the property which aim to identify any problems with property. The Mortgage lender will often establish a conveyance search as part of the mortgage agreement as a conveyance search provides them with a lot of key information related to the value of the property. For example this could be information related to the physical condition of the property’s water and drainage system or a property’s value may be hindered with the discovery that a loft conversion doesn’t meet legal requirements to be used as another bedroom.
