What exactly is conveyancing?
Conveyancing refers to the law that deals with the legal aspects of moving house. Lawyers who specialize in moving homes are called conveyancers. Conveyancers will help you in the process of transferring property ownership from one party to another.
The Conveyancing Process
Two major stages of conveyancing are exchange and completion. The entire process takes a lot of time often requiring several weeks and months before the process is completed. A building surveyor plays an important role in the Conveyance process as most properties which are purchased with a mortgage will require conveyancing/ property searches to be carried out on the property which aim to identify any problems with property. The Mortgage lender will often establish a conveyance search as part of the mortgage agreement as a conveyance search provides them with a lot of key information related to the value of the property. For example this could be information related to the physical condition of the property’s water and drainage system or a property’s value may be hindered with the discovery that a loft conversion doesn’t meet legal requirements to be used as another bedroom.
